Inside a dishwasher, and why our water matters
Inside a current dishwasher, an inlet valve admits water, and a circulation pump drives it up through the spray arms and back down through a filter in the sump. Between phases, a drain pump sends the used water out the hose, over a raised loop or through an air gap, and on to the kitchen drain line or the disposal. A heating element or heated pump warms the water, a float or sensor prevents overfilling, and the control board runs the timing while watching the door latch. A great many newer models rely on a filter that the owner must rinse by hand, which is why a clogged filter accounts for so many poor-cleaning and standing-water calls. Our technicians rule out those simple causes first, then put a meter on the pumps and the heater.
Our water reshapes how a dishwasher behaves. Lynnwood, Mountlake Terrace, Edmonds, Mill Creek and Everett all drink Spada Lake water with hardness near 12.5 ppm, under one grain per gallon, and Shoreline’s Seattle supply is nearly as soft. With so few minerals to bind, a full scoop or a heavy-duty pod leaves spare detergent attacking the glass itself, and the result is a cloudy, rainbow etch that never washes away. The same excess gums the dispenser lid, while hand dish soap squeezed in by mistake shoves foam out past the door. Hard-water scale, the usual dishwasher complaint in other regions, is rare here. We see Bosch, Café, Frigidaire, GE, KitchenAid, LG, Miele, Samsung, Thermador and Whirlpool machines across our service area.
Symptoms
Dishwasher problems and what we test
Water standing in the bottom
Begin with the filter beneath the bottom spray arm; once packed, it starves the pump. Beyond that, the drain pump may hum without moving water, the hose may be kinked behind the cabinet, or the sink connection may be plugged. We meter the pump and follow the hose all the way to where it empties.
Cloudy or gritty glassware
A haze that a vinegar-soaked cloth removes is residue. A haze that survives it is etching, caused by surplus detergent in very soft water. Grit points at a clogged filter, plugged spray-arm jets or a worn circulation pump. Our technician measures the fill level, water temperature and pump output, then settles on a dose with you.
Puddle at the toe kick
Front leaks usually trace to a door gasket that has hardened, a spray arm cracked so it aims at the door seam, the wrong soap, or a loose inlet fitting under the tub. Bosch machines halt and show E15 once water reaches the base pan. We dry the base, run a cycle and watch for the drip.
Dishes wet at the end
Many machines dry with a heating element, and an open element or its relay leaves everything wet. Bosch and other condensation-dry models have no element and depend on rinse aid and a hot final rinse, so an empty rinse-aid reservoir looks like a failure. We test the element and check the rinse settings.
Lights blink, nothing starts
A dishwasher that will not start may have a child lock or delay timer set, a door latch switch that no longer closes, or a control board scrambled by a power surge. We confirm power at the junction box or the plug under the sink, then test the latch and the board.
Pod still sitting in the dispenser
If the detergent door stays shut or the pod comes out half dissolved, the dispenser latch or its actuator may have failed, a tall pan may be blocking the lid, or the water may be too cool. We test the actuator, check the heater and incoming water temperature, and confirm the spray arm turns.

Quick dishwasher checks before booking
- Twist the cylindrical filter loose from the floor of the tub, rinse it in the sink, and seat it until it clicks.
- Before pressing start, open the kitchen hot tap and wait for warm water, which gives the first fill real heat.
- Use a light dose of dishwasher detergent; soft local water needs far less than heavy-duty instructions assume.
- Look for a wall switch near the sink that powers the dishwasher, and check the breaker as well.
- Spin each spray arm by hand and clear any jets blocked by seeds or labels with a toothpick.
By town
Dishwashers across the six towns
Lynnwood’s apartments and condos, many from the 1960s and 1970s plus newer mid-rise buildings by the City Center station, carry builder-grade dishwashers that run daily. In Mountlake Terrace, kitchens in veteran-era homes were often fitted for a dishwasher years later, so hoses and wiring can be improvised. Shoreline ramblers show similar retrofits, with drains tied into aging disposals. Edmonds remodels near the Bowl favor quiet Bosch and panel-ready models. Mill Creek kitchens from the 1990s are frequently on a second or third machine. Everett rentals around Evergreen Way and Silver Lake wear through door latches and drain pumps.
Repair or replace
Dishwasher repair or a new machine
Most dishwasher visits end in a repair worth making: a pump, valve, latch, heater, sensor or board inside a tub that still holds water. A new machine starts to look smarter once the tub itself has split, rust has broken through the door skin, or an older unit wants a control board plus a pump at once. Etched glassware is not a sign of a broken dishwasher; a smaller dose stops the damage and costs nothing. Choose not to proceed, and the visit is settled by the diagnostic charge alone. Still under warranty? We handle covered repairs as LG and Whirlpool authorized service on those dishwashers, KitchenAid and Maytag included; for other makers, contact them before paying us.
Questions
Dishwasher repair questions
Why are my glasses cloudy since I moved to Edmonds?
Newcomers from hard-water regions often keep pouring the same amount of detergent. Edmonds draws extremely soft water from Spada Lake, so the extra soap goes to work on the glass and leaves a lasting haze known as etching. Use less, drop the heavy-duty pods and add rinse aid. Film that wipes away is just residue and a cleaning cycle helps; truly etched glass stays cloudy.
Can a new garbage disposal cause dishwasher drain problems?
It can. Most new disposals ship with a plastic knockout sealing the dishwasher port, and if the installer left it in, the dishwasher has nowhere to drain. A clog where the drain hose meets the disposal has the same effect. Disposals themselves are outside our service list, but the technician checks that junction and the hose while diagnosing a dishwasher that holds water.
Can you look at the range too while you are here for the dishwasher?
Happily. Mention the range when you fill in the request, or bring it up by phone. The range is diagnosed and priced on paper by itself, with its own written estimate. You say yes or no to each job independently, so a sticky oven lock and a slow dishwasher drain can share one visit.
Our Mountlake Terrace dishwasher is hardwired. Is that a problem?
Not at all. Plenty of dishwashers in older homes here are wired straight into a junction box beneath the sink instead of plugging into a receptacle. The technician kills the circuit, tests the supply and the connection, and carries on with the repair. Should the house wiring itself prove damaged or unsafe, we describe what we found and explain that it calls for an electrician.
The dishwasher is leaking in our Lynnwood condo. What should I do first?
Turn off the small supply valve under the sink, cut power at the panel or the switch by the sink, mop up, and leave the toe-kick panel where it is. Then phone early, Monday to Sunday, when a same-day appointment is most realistic, or submit the request page; a callback from us then sets a two-hour arrival span.
Should I use rinse aid with soft water?
Yes, at a low setting. Rinse aid lets water slide off in sheets so dishes dry without spots, and condensation-dry models such as most Bosch machines depend on it. In soft water the dispenser can be turned down. Detergent is what to cut hard; a low rinse-aid setting rarely causes problems and often fixes wet plastics.
Start with a diagnostic visit
A dishwasher diagnosis has its own fee, quoted by our office over the phone. Give a yes to the work and the single written estimate already includes that charge; give a no, and only the diagnosis gets billed.
